Foreclosure Counseling

Ready to fight for your home? Need a hand?

There’s a path forward. And we’ll help you find it.

If you, or someone you know, is behind or afraid of falling behind on first or subsequent mortgage payments, association fees, and/or property taxes, you’re not alone. Our certified, HUD approved, and award-winning homeownership specialists can offer free advice and help you create a plan that gets you back on track. While everyone’s situation is different and we can’t guarantee an outcome, nearly 80% of our resolved cases last year ended with a successful result.

Reach out now. Our contact information is at the bottom of the page. The sooner you contact us, the better. Waiting limits your options and reduces your chance of success. All counseling is 100% confidential.

Refinance Counseling

Whether it’s refinancing or another alternative, the goal of our counselors is to share information and help you to make an informed decision. Additionally, refinance counseling may be a requirement of qualifying for the new loan. We’ll discuss your reasons for refinancing, the benefits (and costs) of doing so, compare your existing and proposed mortgage(s) and the conditions of any subordination agreements. We’ll also walk through the pros and cons of alternative options, and help you understand the key terms of the mortgage that you should know and compare at closing. At the end of counseling, you’ll receive a Refinance Counseling Certificate.

Reverse Mortgage (HECM) Counseling

Are you 62 or older? Do you own your home free and clear or just have a small mortgage against your property?  Would you like to access some of the equity in your home without adding a loan payment to your budget or having to sell your home?  A reverse mortgage allows you to do this.

Consumers seeking a reverse mortgage are required to be counseled by a HUD-certified HECM (Home Equity Conversion Mortgage) counselor prior to a formal application with a lender.

What does a counseling session look like? We’ll help you understand what reverse mortgages are, how they work, and what they cost. We’ll outline the pros and cons and discuss with you the alternatives that may be available.  We can also provide resources and referrals to other programs or services in the area.

Our goal is to answer your questions and leave you with information that helps you make the best decision for you and your family. We encourage you to bring family members as well too – in our experience, they often have questions too!
